1–20 unit landlords
Holdover & month-to-month conversion on DIY landlord software — lease end, charge continuity, rent bumps
For a 1–20 unit landlord, the expensive lease-end mistake usually isn’t the renewal — it’s the month after the end date when nobody acted. Either rent silently stops posting (tenant is still living there, ledger shows nothing due), or rent keeps auto-collecting when you actually wanted the tenant out (and in many places, accepting rent after the term can create a month-to-month tenancy). The three DIY tools behave very differently here. RentRedi has the most explicit control: ⋮ → Convert to Month-to-Month works on a fixed-term or already-expired lease, previews the charges, and then auto-creates rent 21 days before each due date until you set an end date. TurboTenant decides at the profile level: Edit → Edit Term → “Go month-to-month automatically” keeps the profile CURRENT after the end date, while “Let the lease terminate” moves it to PAST (tenants generally can’t pay) — and help warns that ending a profile does not delete recurring charge rules, and that a monthly charge’s payment terms can end while the lease still looks active. Avail has no readable help article we could fetch on lease-end behavior; community threads report the renewal offer defaults to yearly, MTM may require a new lease, charges past the termination date were dropped (2023), and on MTM “all previous balances have to be paid before new charges are automatically generated” (2024 Avail Customer Care). Decide on purpose, then make the software match.
What this page is (and is not)
- Is: a side-by-side of what happens in RentRedi, TurboTenant, and Avail when a fixed term ends without a full renewal — MTM status settings, whether rent keeps posting, how to raise rent while month-to-month, documentation paths, free vs paid gates — plus a worked SFH example and a no-double-billing / no-silent-stop checklist.
- Is not: legal advice on holdover (double) rent, notice to end a periodic tenancy, rent-increase notice periods, rent control, or just-cause/for-cause non-renewal. The Colorado facts below are a single-state illustration from secondary legal sources, not guidance for your unit.
- Sequel note: Renewals & lease extensions covers staying on a new fixed term (offers, e-sign, Add New Lease). This page covers the fork where the term ends and the tenancy continues without a new fixed term — intended or not. Pair with tenant notices, rent roll, and lease & e-sign.
- Uncertainty rule: RentRedi and TurboTenant lease-end flows are documented in help articles updated Aug–Oct 2026. Avail’s support pages (
support.avail.com/article/month-to-month-rent,/renew-a-rental-lease) returned an empty JS shell in our fetch, so Avail behavior leans on education articles and community posts (some 2019–2024) — confirm in your account before relying on it.
Definitions (read this first)
- Holdover: The tenant stays after the fixed term ends with no new written agreement. Depending on the lease and state law, that may be treated as a month-to-month (periodic) tenancy, a tenancy at will, or a tenancy at sufferance. Avail’s education article separates “tenancy at will” (paying with permission) from “tenancy at sufferance” (no permission, not yet evicted). Often unintended — the landlord just didn’t act.
- Holdover rent clause: Lease language that sets a different rent if the tenant holds over (e.g., an Avail-generated Maryland lease quoted in a Dec 2025 community post: landlord may treat holdover as month-to-month “except at double the monthly rental… to the extent permitted by state or local law”). Whether you can enforce it is a statute question.
- Intentional month-to-month (MTM) conversion: Both sides agree the tenancy continues monthly, documented by the original lease’s auto-continue clause or an addendum/amendment/new MTM lease — and the software’s end-of-term behavior is updated so charges keep posting.
- Continuing charge schedule: Whether the tool keeps generating monthly rent (and pet rent, utilities, other recurring lines) after the original end date. RR: auto-creates MTM rent 21 days before due. TT: monthly charges post 15 days before due while the profile and charge rule stay active. Avail: auto-generates MTM charges, but per 2024 Customer Care only after prior balances are paid.
- Rent bump on MTM: Raising rent during a periodic tenancy. In software it’s an edit to the rent amount or charge rule; legally it usually needs advance written notice (period set by lease/statute). Updating the charge is not the notice.
- Software notice vs statutory notice: “Expiring” / “Ending Soon” / 120-day emails are product reminders. A notice that ends a tenancy or raises rent has content, timing, and delivery rules set by law. Portal chat or a document shared in-app may or may not satisfy them — see tenant notices.
Feature snapshot (verify on vendor pages)
| Capability | RentRedi | TurboTenant | Avail |
|---|---|---|---|
| Lease-end heads-up | Properties → Expiring in 90 days tab + email (see renewals) | ENDING SOON status within ~120 days of end date; Summary asks renew vs “Let my lease end & move out my tenants” | 120-day email (2021 product update): renew with existing tenants, let lease end, or wait 30 days; dashboard renewal components + follow-up emails |
| End date passes, nobody acts | Fixed-term rent is scheduled for the lease dates; we found no published auto-rollover. Leases tab lists expired leases; help says you can convert a fixed-term or expired lease to MTM. Treat “no new charge after the end date” as the default until you convert — confirm in your unit | Depends on the end-of-term setting chosen on the profile: “Go month-to-month automatically” → stays CURRENT LEASE; “Let the lease terminate on the date above” → PAST LEASE, tenants only on that profile become Past Tenants and “generally cannot make payments” | No readable help article (JS shell). Community: a 2023 user found invoices dated past the termination date “deleted without warning”; a 2019 tenant was blocked from paying because the lease “ended.” A 2022 “do I just let it expire for MTM?” question got no staff answer. Do not assume auto-MTM |
| Deliberate MTM switch in the software | Lease Details → ⋮ → Convert to Month-to-Month → pick MTM start date → preview recurring charges → Convert (Aug 2026 help + changelog). Or Edit Lease → check Month-to-Month | Lease Profile → Edit → Edit Term: end date, month-to-month status, and “what happens when the lease term ends.” No separate Renew button | Education (Jun 2026): pick the “Month-to-month” option when creating a new lease. Community (Jul/Oct 2025): Start Renewal Offer only offered yearly — MTM likely means a new lease or a support ticket |
| Do charges keep posting on MTM? | Yes — RR “automatically creates a new charge 21 days before” the due date, every month, until the lease is deleted or given an end date | Yes, while the profile is active and the monthly rule is active; posts ~15 days before due. Trap: help says payment terms can end “even if the lease is still marked as active” → View Inactive Charges and reactivate | Customer Care (Jul 2024): on MTM, “all previous balances have to be paid before new charges are automatically generated” — an unpaid month can hold back the next month’s charge |
| Rent bump while MTM | Edit Lease → new Rent Amount → review charges → Save. Changelog: paid charges stay put; unpaid future charges update. Separate “Add Rental Increases” (% or $; once or every X months) feature is pitched for pre-defined lease schedules — confirm it applies to an open-ended MTM lease | Edit the upcoming monthly rule (affects future charges) and any already-sent charge separately. Forms Pack includes an editable Rent Increase Notice for month-to-month tenants | Edit the payment once it’s generated (2024 staff: edit becomes available after the charge is created). Education: MTM rent can rise with advance written notice per state law (“typically 30 days”) — Avail provides the lease/amendment, not a notice-timing engine |
| Paper for the conversion | No in-app lease or addendum builder — upload your MTM addendum PDF → Signature Request (ID selfie + timestamps/IP) | Lease Addendum Builder can document “a change such as fixed-term to month-to-month”; or Forms → Lease Agreement Addendum; or print/sign/upload. Signing does not update Edit Terms or Payments | Free lease amendment template (generate → collect signatures offline → upload), or a new MTM lease with free digital signatures. A 2025 community post says Avail’s generated lease includes a double-rent Holding Over clause that can sit awkwardly next to the MTM clause — read both |
| Ending an MTM tenancy in software | Edit Lease → uncheck Month-to-Month → set Lease End Date → Save; RR stops creating new monthly charges | Set end date + “Let the lease terminate”; then delete the recurring rule (stops future charges) and any unwanted sent charge — ending the profile doesn’t delete rules. Forms Pack has a tenant’s Notice of Termination for MTM; we did not see a landlord MTM termination notice in the 33-form list | Education: landlords typically need formal written non-renewal notice (15–30 days in many states, up to 60). If you’re heading to eviction, Avail notes you can deny or freeze payments so you don’t accept rent |
| Free vs paid gap | Single paid plan (Oct 2026 pricing: $29.95/mo monthly, $20/mo 6-month, $12/mo annual; “same full feature set”). Help still says Signature Request is “Grow and Pro” with a Starter upgrade badge — plan-name drift; confirm in account | Free: Edit Term, end-of-term setting, charge rules. Paid (pricing tiers $12.42 / $16.48 per month as shown): unlimited e-signatures, lease agreements, and addendums. Forms Pack (Rent Increase Notice) is $199 one-time or included with Premium | Unlimited (free): state leases incl. MTM option, digital signing, amendment template, recurring payments, $2.50 tenant ACH fee. Unlimited Plus: custom clauses, clone templates, waived ACH (Plus price not shown on the pricing page we fetched) |

Holdover vs intentional month-to-month (why the difference matters in software)
| Unintended holdover | Intentional MTM conversion | |
|---|---|---|
| How it happens | End date passes; no renewal, no move-out, no notice | Lease auto-continue clause, or signed addendum/amendment/new MTM lease |
| Rent amount | Whatever the lease/statute says for holdover (same rent, or a holdover premium like 1.5×/2× if enforceable). Software has no idea | Agreed MTM rent (often a premium — Avail education cites roughly 20–40% as a common market range, not a rule) |
| Software risk | Silent stop (RR fixed term, TT “terminate,” Avail past-date invoices) or silent continuation (TT “go MTM automatically” set at creation) | Double-billing (old rule + new rule) or a stale amount after the bump |
| Legal risk | Accepting rent may create a periodic tenancy; Avail’s education warns accepting full or partial rent can negate an eviction | Ending it later still needs proper notice; some places restrict no-cause terminations |
| Fix | Decide within days; either convert (below) or serve the required notice and stop/deny payments as counsel advises | Paper first, then Edit Term / Convert, then verify the next posted charge |
Decision: renew fixed term vs convert to MTM vs end/vacate
- Renew a fixed term when you want predictable income and the tenant is solid. Lowest turnover cost; use the renewals flows (RR Add New Lease, TT addendum + Edit Terms, Avail Renew Lease).
- Convert to month-to-month when you’re likely to sell, renovate, or move in within a year; when the tenant needs a few flexible months (home purchase, job move); or as a trial after a rocky first term. Expect more vacancy risk and more frequent paperwork. Check whether your area restricts no-cause termination of periodic tenancies before assuming MTM equals easy exit.
- End / vacate when you need possession or the relationship is done. Serve the legally required notice on time; in software, set the real end date, stop recurring rules, and run the move-out flow (deposits, condition reports, vacancy listings).
- Do nothing is the worst option: the software picks for you (stop, continue, or block), and the law may pick a tenancy type you didn’t intend.
Single-state illustration: why “just go month-to-month” isn’t always an easy exit (Colorado)
- For-cause rules: Colorado HB 24-1098 (C.R.S. 38-12-1301 to -1307, effective Apr 19, 2024) generally requires cause to not renew a covered lease or end a tenancy at will, with 90-day notice for qualifying non-renewal. Listed exemptions include tenants in place under 12 months and owner-occupied/owner-adjacent SFH, duplex, or triplex. One listed ground: the tenant refused to sign a new lease with reasonable terms (per Colorado Lawyer, Dec 2024).
- Rent increases: Colorado Legal Services summarizes C.R.S. 38-12-701: 60 days’ written notice for oral agreements, and no more than one increase per 12 months even on month-to-month. A written lease’s own notice terms otherwise apply.
- Takeaway for software: an MTM conversion in RR/TT/Avail doesn’t change any of this. Statutes change, so verify current law (and city rules) before you act. This is product research, not legal advice.
RentRedi — Convert to Month-to-Month, 21-day auto charges
- Convert: Properties → unit → Overview → Lease Details → ⋮ → Convert to Month-to-Month → choose the MTM start date (usually the day after the fixed end) → review the charge preview → Convert. Works on fixed-term or expired leases per help.
- Continuity: After conversion RR creates each month’s rent 21 days before the “On the” due date and keeps going until you set an end date or delete the lease. Check the Leases tab for current / upcoming / previous / expired history.
- Rent bump on MTM: Edit Lease → change Rent Amount → Review Charges → Save Lease Charges. Paid charges stay; unpaid future charges update. If the next month already posted (inside 21 days), confirm it updated or edit it.
- Other recurring lines: pet rent, utilities, and similar recurring charges were created as separate charges — confirm each one continues (or stops) past the old end date. The convert preview is the place to look.
- Paper: upload your MTM addendum → Signature Request. Help still describes Signature Request as Grow/Pro; the Oct 2026 pricing page sells one plan with every feature — check your account.
- Ending later: Edit Lease → uncheck Month-to-Month → set Lease End Date → Save.
TurboTenant — the end-of-term setting decides
- Check it now, not at expiration: Lease Profile → Edit → Edit Term shows the end date, month-to-month status, and “What happens when the lease term ends” (go MTM automatically vs terminate). This choice is made when the profile is created, so older profiles may already be set to auto-MTM.
- Auto-MTM: profile stays CURRENT LEASE after the end date; monthly charges keep posting ~15 days before due if the charge rule is still active. If a tenant didn’t get a rent reminder, open Payments → View Inactive Charges; the rule’s payment terms may have ended even though the lease still shows active. Reactivate or create a new monthly Rent charge.
- Terminate: profile moves to PAST; tenants only on that profile become Past Tenants and generally can’t pay. Help: ending a profile “does not automatically delete scheduled payment request rules” — delete them in Payments.
- Lease says auto-MTM? TT help: you generally don’t need a new agreement just to continue; otherwise use an addendum to document fixed → MTM.
- Rent bump: edit the upcoming monthly rule (future charges only) and separately edit any already-sent charge. Use the Forms Pack Rent Increase Notice (editable in-app, $199 or Premium) or your own counsel letter, following your state’s notice rules.
- Gate: the free plan covers Edit Term and charges; unlimited addendums and e-signatures sit on paid plans. The addendum FAQ mentions editing “after I’ve paid for it,” which suggests per-document purchase on free — confirm.
Avail — plan for a new lease or amendment
- 120-day prompt: choose renew, let end, or wait 30 days. Choosing “renew” starts a renewal offer that community users (2025) say only offers yearly terms.
- MTM path: create a new lease with the “Month-to-month” option (free state template + free digital signatures), or use the free amendment template (generate → sign offline → upload). Read the generated Holding Over and month-to-month clauses together; a 2025 community post flagged a double-rent holdover clause.
- Charge continuity: watch for (a) invoices dated after the old termination date disappearing (2023 community report), (b) editing the expired lease’s Settings by mistake, which can restart charges on the wrong lease (2023 tip: the top Settings button is the most recent lease), and (c) the next MTM charge not generating until prior balances are paid (2024 Customer Care).
- Rent bump: new rent goes in the MTM lease/amendment, and you edit the generated payment once it appears. Avail education: give advance written notice as state law requires.
- Help gap:
support.avail.com/article/month-to-month-rentexists but rendered as an empty shell for us — ask support to confirm current behavior before your first MTM month.
Worked example: SFH lease ends Oct 31 — convert to MTM at a premium (illustrative numbers)
Single-family home, fixed-term rent $1,850 due the 1st, lease Nov 1, 2025 – Oct 31, 2026. The tenant is closing on a house sometime in early 2027 and asks for a few flexible months. Both sides agree in a signed addendum (signed Sep 15) to month-to-month from Nov 1, 2026 at $1,950 (a $100 MTM premium), with the notice terms your counsel approved. The tenant also pays $35 monthly pet rent as a separate recurring charge. Example data only — not vendor recommendations or legal advice; confirm your lease and local law allow the premium and notice timing.
| Step / date | RentRedi | TurboTenant | Avail |
|---|---|---|---|
| ~Aug 2 – Sep 1 (heads-up) | Unit appears in Expiring in 90 days (~Aug 2) + email | Profile shows ENDING SOON (~Jul 3, 120 days out) | 120-day email (~Jul 3): choose let end / wait (not the yearly renewal offer) |
| Sep 15 (paper) | Upload MTM addendum → Signature Request | Lease Addendum Builder (term → MTM, rent $1,950, effective Nov 1) → Request E-Signature | New MTM lease draft at $1,950 (digital sign), or amendment template signed offline + uploaded |
| By Oct 10 (software, ahead of charge posting) | ⋮ Convert to Month-to-Month, start Nov 1 → then Edit Lease rent to $1,950 (or set it in the preview) → confirm pet-rent line continues | Edit Term: MTM / “Go month-to-month automatically.” Payments: edit monthly Rent rule to $1,950 starting Nov 1; check the pet rent rule’s end date | Make sure the new MTM lease starts Nov 1 and the old lease ends Oct 31 with no overlap; avoid regenerating the security deposit (2023 tip: remove a duplicate deposit invoice) |
| When Nov rent posts | Oct 11 (21 days before Nov 1): expect $1,950 rent + $35 pet | Oct 17 (15 days before): expect $1,950 + $35. If you edited after it posted, fix the sent charge too | Expect the Nov charge on the new lease; if Oct rent is still unpaid, the next MTM charge may not generate (2024 staff) |
| Nov 1 total due (example) | $1,950 + $35 = $1,985. Wrong-but-common outcomes: $0 (silent stop: fixed term ended, never converted), $1,850 + $35 = $1,885 (stale rule, $100/mo lost), or $3,835 (old $1,850 rule + new $1,950 rule both posting, plus pet rent = double-billing) | ||
| Feb 2027 (tenant gives notice to leave Mar 31) | Edit Lease → uncheck MTM → end date Mar 31 → Save | Edit Term end date Mar 31 + “Let the lease terminate”; delete monthly Rent and pet rules after the Mar charge | Set the lease end, confirm no Apr invoice, then run move-out + deposit |
Unintended-holdover variant (same unit, nobody acted): On RR the fixed-term schedule ends Oct 31 and no Nov charge is created until you convert, and help says expired leases can still be converted. On TT the result depends on the profile’s original end-of-term setting: auto-MTM may keep billing $1,850, while terminate makes the profile PAST and the tenant generally can’t pay. On Avail, community reports suggest no Nov invoice and possibly a blocked tenant payment. If the lease has a 2× holdover clause, the software will not bill $3,700 unless you set it up, and you shouldn’t until counsel confirms it’s enforceable where the unit is.
Checklist: convert to MTM without double-billing or a silent stop
- Read the lease’s end-of-term clause — auto-continue MTM? holdover premium? notice to end? This decides whether you need new paper.
- Decide 60–120 days out (or earlier if your jurisdiction requires longer notice): renew, MTM, or end. Use the software reminder as a trigger, not as the notice.
- Sign the paper first — addendum/amendment or new MTM lease with rent, effective date, and notice terms. Store it in the document vault.
- Serve any required rent-increase notice separately and on time, using the delivery method your statute requires (see notices).
- Flip the software — RR Convert to Month-to-Month; TT Edit Term → MTM / go MTM automatically; Avail new MTM lease (no overlap with the old one).
- Do it before the next charge posts — RR 21 days / TT 15 days before the due date. Otherwise edit the already-posted charge too.
- One rent rule only — delete or end the old fixed-term rule if a new one was created; check for two rent lines in the first MTM month.
- Sweep the other recurring lines — pet rent, utilities, parking, renters-insurance, autopay. Each can have its own end date (pet rent, utility billing).
- Confirm late-fee rules still attach to the MTM rent (TT help ties late fees to the charge/profile; archiving stops them) — see late fees & autopay.
- Check the deposit didn’t regenerate on a new lease record (Avail 2023 report) — see deposits.
- Verify the first MTM charge the day it posts: amount, due date, tenant(s) attached. Then check your rent roll shows the unit as occupied/current, not vacant or expired.
- Calendar the next decision — software won’t remind you on an open-ended MTM like it does for a fixed end date. Set a quarterly review.
- If you want the tenant out instead — don’t let autopay quietly accept post-term rent without counsel’s view; see collections handoff for Stop/Block/Disable payment controls.
Traps that cause disputes
- “The app will remind me.” Expiring / Ending Soon / 120-day prompts key off an end date; an open-ended MTM has none (TT shows it as CURRENT LEASE). Set your own review reminder.
- Signed addendum, unchanged ledger. TT says it outright: signing doesn’t update Edit Terms or Payments. The same habit bites on RR and Avail.
- Rent bump typed in, no notice served. A higher charge in the portal isn’t a legal rent-increase notice.
- Old and new rent rules both live. Leads to a double charge on the 1st and an angry tenant. TT’s move-in-special FAQ warns about the same double-bill pattern when two rent charges share a start date.
- Editing the wrong lease on Avail. Settings on an expired lease can restart charges to the prior tenancy.
- Accepting holdover rent when you meant to end the tenancy. Avail’s own education warns accepting rent can negate an eviction. Know how to stop/deny e-payments in your tool first.
- Charging a 2× holdover rent because the template says so. Enforceability varies; some places restrict it or treat it as a penalty.
Fit notes for 1–20 units
- Want a clean “convert this lease” button with a charge preview: RentRedi’s Convert to Month-to-Month (also rescues already-expired leases).
- Want the MTM decision baked into each lease record: TurboTenant’s end-of-term setting. Audit every active profile once, and add a monthly “View Inactive Charges” glance.
- Want free MTM paper: Avail’s free state lease with a month-to-month option + free digital signing, or the free amendment template. Budget extra verification time, since the lease-end behavior is the least documented of the three.
- Want a ready rent-increase letter for MTM tenants: TurboTenant Forms Pack ($199 or Premium). RentRedi and Avail: bring your own counsel template.
- Many MTM units: keep a simple spreadsheet (unit, MTM start, current rent, last increase date, notice period, next review). None of these tools track “last increase date” for once-per-12-month rules.
Honest uncertainty callouts
- RentRedi: we found no help text saying exactly what a fixed-term lease does the day after the end date. The “no new charge until you convert” reading comes from fixed-term charges being scheduled for the lease dates plus the explicit “convert an expired lease” instruction. Confirm in one unit.
- RentRedi: whether the “Add Rental Increases” scheduler works on an open-ended MTM lease isn’t stated. Help frames it for pre-defined lease schedules.
- TurboTenant: plan names drift (Free / two paid tiers on pricing vs “Premium” in help). The addendum-payment FAQ suggests pay-per-document on free; confirm.
- Avail: lease-end behavior here relies on community posts from 2019–2025 and one 2024 Customer Care reply. Support articles didn’t render for us. Behavior may have changed.
- Colorado law is cited from Colorado Lawyer (Dec 2024) and Colorado Legal Services summaries, not the statute text, and only as an illustration. Other states differ widely.
- We don’t publish typical holdover multipliers or a universal notice period. Avail’s “20–40% MTM premium” and “15–30 days” figures are its education content, not law.
