1–20 unit landlords

Where DIY landlord tools list vacancies — Zillow, Apartments.com, paid boosts

Search intent: know which major rental sites your DIY software actually reaches (and which paid boosts exist) before you hang a vacancy. Updated: Sep 2026 from vendor help centers and listing pages — partner lists and fees change; re-check before you advertise “listed everywhere.”

For a 1–20 unit DIY landlord, “syndication” is not one feature — it is a different map on every tool. RentRedi leans on Realtor.com plus a paid Zillow Network path. TurboTenant pushes a wide free partner list (including Apartments.com for small properties) but does not publish to Zillow. Avail (Realtor.com) gives ~19 free partner sites and optional Promoted Listings, without Zillow / Trulia / HotPads in that free feed.

What this page is (and is not)

Syndication snapshot (verify on vendor pages)

RentRedi TurboTenant Avail
Zillow / Trulia / HotPads Yes — Zillow Network from the List Unit flow; Zillow listing fees vary by RentRedi plan (shown in the “Ready to list?” popup). An older RentRedi blog cited ~$1.75/day/unit — treat as historical, confirm live. No direct Zillow. Help states leads labeled “Zillow Group” usually came from affiliates (e.g. HotPads / Trulia), not a Zillow.com publish. Not in Avail’s published free ~19-site list. Use Zillow Rental Manager separately if you need that network.
Realtor.com Yes — free syndication; help says same-day listing, refresh ~every 6 hours. Yes — on the partner list. Yes — core network (Avail is part of Realtor.com®).
Apartments.com / CoStar family Marketing pages sometimes name Apartments.com; RentRedi help articles we checked emphasize Realtor.com + Zillow Network. Mark uncertain — confirm in your live List Unit destinations. Yes for properties with fewer than 5 units (Apartments.com). Also ForRent, ApartmentFinder, and related partners where eligible. Not named on Avail’s free 19-site marketing list (Realtor.com, Redfin, Zumper/PadMapper, Rentals.com, etc.). Do not assume CoStar coverage from Avail alone.
Breadth of free partners Narrower: Realtor.com + RentRedi listing page + optional paid Zillow Network. Shareable page for Facebook / Craigslist DIY posts. Broad: Realtor.com, Redfin, Rent.com, Zumper, Craigslist.org, Dwellsy, and many niche/CoStar-adjacent sites (eligibility varies). ~19 free sites (Avail, Realtor.com, Redfin, Zumper, PadMapper, Apartment Guide, Rentals.com, Dwellsy, and others on the Avail listings page).
Paid boost / priority Paying for Zillow Network placement (fee in-app). Subscription itself is flat (annual ~$12/mo path on public pricing — not a per-listing boost). Marketing works on Free. Premium / Boost Marketing: prioritized listing review — free path up to ~48 hours; priority path marketed as <24 hours. Promoted Listings: premium placement on Realtor.com and Zumper networks (incl. PadMapper). Pricing is market/location dynamic — no fixed public sticker we will invent. ~30-day activation in product docs.
Timing to partners Realtor.com: within the day. Zillow Network: often minutes via real-time feed; batch also exists. Edits refresh overnight unless you unlist/relist. Live on TurboTenant immediately when marketing is on; third-party sites typically within 48 hours. One-click publish to free partners; Promoted Listings is a separate upgrade after the listing is live.
Lead phone numbers Manage inquiries in-app; verify what partners display for your market. Partner sites (e.g. Apartments.com, Zumper, Realtor.com) often use call-forwarding numbers for tracking / privacy. Tour booking and apply-from-listing options on partner sites are marketed features — enable intentionally so leads stay in Avail.

The practical split for 1–20 units

Worked example: one SFH vacancy, 30-day marketing window

Assume a single-family rental, <5 units at the address, you want maximum free reach plus a conscious decision on Zillow.

Choice What you get Extra cash beyond subscription
TurboTenant Free marketing on Own listing + broad partners (incl. Apartments.com if eligible); no direct Zillow $0 syndication fee; wait up to ~48h for partners
Avail Unlimited free list ~19 partners incl. Realtor.com / Redfin / Zumper; no Zillow Network $0 base syndication; optional Promoted Listings (price shown in-app by market)
RentRedi + Realtor.com only Realtor.com + RentRedi page; skip Zillow paywall $0 Zillow fee; smaller portal footprint
RentRedi + Zillow Network Realtor.com + Zillow / Trulia / HotPads Zillow Network fee for the days you keep it live (confirm popup; do not rely on 2022 blog math)
Hybrid (common) PMS syndication plus a separate Zillow Rental Manager listing if your PMS lacks Zillow Possible duplicate-listing clutter — use one apply URL and consistent rent / photos

At small-portfolio turnover, the subscription difference often matters less than whether you (a) appear where your local renters actually search and (b) keep one application URL so leads do not fragment across three inboxes.

Paid boosts vs “just turn marketing on”

Unit-count and eligibility gotchas

  1. Apartments.com <5 units (TurboTenant): a 6+ unit building may need a different advertising path — do not assume the free DIY feed covers larger multifamily.
  2. Partner caps: some sites limit how many active listings a landlord can have (TurboTenant notes examples like Zumper caps). Track Listing exists for a reason.
  3. Geography: regional partners simply will not show every ZIP. “Listed on 20 sites” never means “live on all 20 for your address.”
  4. Duplicate listings: posting the same unit via Avail and Apartments.com Rental Manager and Zillow can confuse renters and inflate inquiry noise. Prefer one primary feed + one intentional Zillow path if needed.
  5. Fair housing: syndication does not rewrite your ad copy. Photos, preferences, and “no kids / professional only” language are still on you.

15-minute listing audit

  1. Write the three portals you care about most in your market (usually some mix of Zillow, Apartments.com, Realtor.com).
  2. Open each finalist tool’s marketing / List Unit screen and screenshot which destinations are checked and which cost money.
  3. If Zillow is mandatory and your tool cannot publish there, decide now: RentRedi Zillow fee vs separate Zillow Rental Manager listing.
  4. Turn marketing on for a test (or read Track Listing docs) and note the promised delay (minutes vs 48 hours).
  5. Pick one apply URL and put it everywhere — including any Facebook Marketplace / Craigslist posts you still make by hand.

How this stacks with other costs

Syndication is vacancy marketing. Stack it with subscription break-even, screening fees, and payment fees. A free listing that never reaches Zillow in a Zillow-heavy market can cost more in vacancy days than a short paid Zillow window — but that is a local judgment, not a universal ranking.
